Lessons Learned: Paul’s parents immigrated from Mexico City to Vancouver with good intentions but a flawed financial strategy. If they had reconsidered their stance on debt and consulted a financial expert, they could have been $2M-$5M wealthier today. Paul’s parents followed the belief that “debt is bad,” minimizing mortgage obligations and making large down payments or purchasing in cash.
Impact: Instead of leveraging their capital to finance multiple detached properties, Paul’s parents bought a townhouse in cash. This choice limited their potential wealth growth. Even though the real estate market has changed since the '80s and '90s, smart debt strategies still apply today. Paul vowed to amend these mistakes and has since been tremendously successful.
